Bank guarantee or insurance (Ley 38/1999) Any amount you pay on account before completion must be backed by a bank guarantee (aval) or an insurance policy. If the development is not completed, you get your money back.
Building licence Construction can only proceed under a building licence (licencia de obra) granted by the local town hall.
10-year structural insurance (seguro decenal) Spanish law requires new build homes to carry insurance covering structural defects for 10 years after completion.
Special account Payments made on account are held in a special bank account, used only for the construction of the development.
